North Ranch Mall

Westlake Village, California

Property Management | Tenant Stabilization | Leasing & Repositioning

A Challenging Management Assignment

When I assumed management of the shopping center, then known as Westlake Village Plaza, occupancy was approximately 70 percent and many existing tenants were struggling. The property’s original configuration presented a significant leasing challenge: a separate retail building positioned in front of the rear shopping corridor substantially restricted visibility and pedestrian traffic to the shops behind it.

I worked closely with existing tenants to stabilize their businesses while undertaking a personal leasing effort identifying tenants that would compliment the existing tenant mix and increase consumer traffic the the Center. As part of the property’s repositioning, I renamed the center The North Ranch Mall.

Within approximately one year, occupancy increased from 70 percent to 95 percent, demonstrating the results of hands-on management, tenant retention, and proactive leasing.

George H. Codling
President
AMREAL Management Company

To Whom it may concern:

Brad Clark has been employed by AMREAL Management Company as an on-site leasing agent and property manager for the North Ranch Mall during the past 12 months.

The property was purchased by an AMREAL related partnership as a “turn-around” opportunity. Brad’s responsibilities in addition to running the management office involved the relocation of existing tenants, promotion of the retail center, organization of the merchants association and the general redirecting of the property image in the Westlake area.

Brad’s work has proved to be highly successful. His tenant relations program has helped to maintain the smaller tenants through a period of great turmoil. His professional manner has been a great asset with the City of Thousand Oaks in obtaining zoning variances for new signing and tenant use. His leasing skills are unsurpassed in our organization, and coupled with his comprehensive and professional approach to tenant selection, our marketing program has excelled.

The joint venture arrangement with our institutional partner was dissolved recently and I am no longer involved with Brad on a day to day basis. I am however happy to provide this letter of recommendation for him and would be more than happy to discuss his capabilities further.

Sincerely,

George H. Codling

To Whom It May Concern:

This letter is on behalf of and as a reference for Brad Clark, principal of Clark Commercial. Pan Pacific Development engaged Brad Clark to manage Point Loma Plaza, a 215,000 square foot shopping center in San Diego. In all our dealings with Mr. Clark, we found him to be completely trustworthy, extremely diligent, as well as enthusiastic about his job. Brad has an outstanding work ethic as evidenced by his willingness to spend whatever time necessary to complete a task. He also takes an extraordinary amount of pride in his work.

His appointment to the project ended as a result of a sale of the property to someone with in-house capabilities. Should the right opportunity resurface at Pan Pacific, there wouldn’t be any hesitation to rehire Brad Clark. Any firm would be lucky to have his services.

Please feel free to call me with any questions regarding Mr. Clark. I would be only pleased to comment on his extensive capabilities.

Sincerely,
